What kind of rentals do you manage?
We manage residential long term rentals; a 12 month lease is typical, but we will do 6 months or longer than 12 with owner approval. We do not handle short term or vacation rentals.

What geographical areas do you cover?
We service from Little River to Loris, south into Pawleys Island and west into Conway; this includes; North Myrtle Beach, Myrtle Beach, Carolina Forest; Socastee, Surfside Beach, Garden City and Murrells Inlet.

How quickly will you find a tenant for my property?
The amount of time it takes depends on a few factors; location of the property, amenities, pet restrictions, time of year, price, condition of property and prospective tenant qualifications.

Do you advertise my property and where?
We advertise in the local paper, The Sun News, and approximately 100 websites such as zillow.com, rentals.com and hotpads.com.

How much rent can I expect?
Our experienced staff will provide you with a comparable rental rate based on the current local market, today’s economy and rental trends in the area. Sometimes this amount is different than what owners are expecting, but is based upon sound business practices and local knowledge of the market.

When can I expect my rental proceeds?
Your proceeds (rent minus expenses and management fee) are mailed prior to the last business day of the month. You will also receive a statement showing all allocations and copies of any invoices.

How do you handle repairs?
You will be contacted for any expenses over $200.00 before the repair is made. Emergencies are handled as needed and you will be contacted as early as possible.

Do you inspect my property?
We inspect your property when a tenant has been approved, before they move in and then immediately after they move out. All findings are discussed with you.

What if a tenant does't pay?
We will file for eviction and distress if rent is not paid by the 16th day of the month. The cost involved will be due from the tenants. All state and local laws will be followed in this process.

How do you screen potential tenants?
We contact previous landlords, do an employment check (present and recent past), credit check using Equifax, debt-to-income ratio and other expenses. The findings are reported to you for your final approval.

Will you give me notice when my tenant's lease is due to expire?
Owners are notified 60 days prior to the expiration of the lease. Tenants are to give 30 days written notice of their intent to renew or vacate.
